Renting a Home in the UK — Guide for Zimbabweans

Finding accommodation is one of the biggest challenges when arriving in the UK. Here is what Zimbabweans need to know.
Right to Rent checks:
- All landlords in England must verify your immigration status before renting to you
- You will need to show your passport and visa, or BRP, or share your immigration status using the Home Office online service (share code)
- This is a legal requirement — landlords who do not check can be fined
Types of rental:
- House/flat share: Most affordable. Common in cities. Expect £500-£900/month per room in London, £350-£600 outside London
- Whole flat/house: 1-bed flat costs £800-£1,500/month in London, £500-£900 outside London
- Council housing and social housing: Long waiting lists but very affordable. Apply through your local council
Costs to expect:
- Deposit: Usually 5 weeks' rent, held in a government-approved tenancy deposit scheme
- First month's rent in advance
- Referencing fees: Now banned for tenants in England (landlord pays)
- Council Tax: £100-£300/month depending on property and area. 25% discount if living alone
- Utility bills: Gas, electricity, water, broadband — budget £150-£250/month

- Start on SpareRoom.co.uk for house shares — cheaper and no references needed
- Rightmove.co.uk and Zoopla.co.uk for flats and houses
- Many Zimbabweans initially stay with family or community members while finding their feet
- Build a UK reference by paying rent and bills on time — this helps with future applications
- Beware of scams: never pay money before viewing a property in person
- Your employer can sometimes provide a reference letter to help with rental applications
- Universal Credit can help with housing costs if you are on a low income and eligible
