Renting in the UK — Guide for Zimbabweans

Finding and renting accommodation in the UK can be challenging for newly arrived Zimbabweans. HOW TO FIND: Rightmove, Zoopla, SpareRoom (for house shares), OpenRent, and Facebook marketplace/community groups. Local estate agents. Word of mouth through the Zimbabwean community (WhatsApp groups often share listings). COSTS: Deposit — typically 5 weeks' rent held in a government-approved deposit protection scheme. First month's rent in advance. Referencing fees are paid by the landlord (not you) since the Tenant Fees Act 2019. Typical rents: £500-800/month outside London for a 1-2 bed flat. London: £1,200-2,000+/month. WHAT YOU NEED: Right to rent check — your landlord MUST check your immigration status (passport, BRP, or share code). This is a legal requirement. Proof of income (payslips, employment contract, or bank statements). References (from previous landlords or employer). Some landlords require a UK-based guarantor — difficult for new arrivals. If you cannot provide a guarantor, offer to pay 3-6 months' rent upfront. KNOW YOUR RIGHTS: Your deposit must be protected in a government scheme (DPS, MyDeposits, or TDS). Your landlord must provide an EPC (Energy Performance Certificate), gas safety certificate, and how-to-rent guide. Minimum notice periods apply before eviction. Repairs are the landlord's responsibility. TIPS: Start looking early. Be prepared to act fast — good properties go quickly. Get everything in writing.
